1. Pre-listing:
Market analysis
My Market Analysis is the process we use to determine your home´s marketable pricing. It is highly comprehensive, providing a solid foundation for the realistic pricing of your property, updated throughout the listing period to keep you abreast of changes in the market.
Listing paperwork
I will spend as much time as needed to make sure you understand my marketing plan, the paperwork, and the steps involved in selling your home.
Preparing your home
I will provide specific guidance on what you should do prior to placing your home on the market. It is critical that your home stands above your competition. This may involve pre-listing inspections, minor repairs, cleaning, de-cluttering, basic or comprehensive staging, and more.
2. Marketing
Multiple Listing Service
I will register your property in the Multiple Listing Service database, making it available to all REALTORS in the Los Alamos, White Rock and Santa Fe areas. Included will be all relevant information on your home and 10 carefully selected pictures.
Lock Box
A Supra electronic lock box will provide state-of-the-art security while ensuring your home is accessible to agents to show to their buyers. This electronic lock box allows me to find out who accessed your home.
For Sale Sign
I will place a "For Sale" sign in your yard with directional signs to help direct buyers
Custom Color Brochure
I will create a high quality flyer to emphasize all of the important amenities of your home to potential buyers. The idea is to make the best possible impression and to provide information so that after looking at dozens of homes, your home will stand out in the buyer's mind. The flyers will be placed in your home, in our office and attached to the sign in your yard.
The RE/MAX Advantage
Brokers in our office are involved in well over 60% of all local transactions. I will announce to all of our office the details about your home and place a color flyer in our window within 24 hours of taking the listing. I will also contact local top producers that have active buyers with information about your home, no matter where they have their desk.
In-Home Information
A flyer, property disclosure, lead-based paint disclosure (if applicable) will be placed inside your home. Other relevant information such as lists of major improvements, maintenance, utilities history, etc. will also be included . The objective is to provide the buyers with all the information they need to make the decision to purchase your home.
Newspaper Advertising
A "New Listing" announcement will be placed in the paper with information designed to shift potential buyers to the internet to obtain more information.
Internet Advertising
"Recent studies demonstrate that 77% (and growing) of all buyers search for their home on the internet."
I will advertise your home 24 hours per day, 7 days per week on the internet. This includes my personal website (www.JonBRealEstate.com) as well as on REMAX.COM and REALTOR.COM, where it will be placed as a "Featured Listing". In all cases, your home will be highlighted with a well-written description and as many carefully taken pictures as is necessary or possible.
Virtual Tour
As well as taking my own pictures, I also generatemy own virtual tours. This is a significant advantage as I can control the quality and quantity of scenes and ensure they are taken in nice weather at the appropriate time of day. The virtual tour will be available on my website, REALTOR.COM, REMAX.COM and also advertised on all flyers.
Broker Open House
Soon after your home is listed, I will hold it open for all agents. In addition to creating broker interest in your property, this will also reduce the number of agents who come days later to preview your home.
Special Promotions
Other possible marketing methods include: Open Houses, postcards, special newspaper advertising and more. These will be used when there are indications they may be effective. For example, our office sometimes may do a large-scale "Open House Weekend".
Showing Feedback
All showing brokers will be contacted for feedback. I will ensure all potential buyers have any and all information that might be helpful. I will forward this feedback to you in a timely manner via e-mail of phone with suggestions on how we might address any concerns that were expressed.
Market Status
Monthly Market Reports will be sent to you showing long and short term market trends. I will also send bi-weekly reports that show a "snapshot" of our current market. This will help keep you up-to-date on market trends to ensure that you are still competitive with other available properties for sale.
3. Follow Through
Once an Offer is Received, I will:
Present the offer and help negotiate the best terms possible
Follow up on sales contract while it is in the escrow process
Follow up on the Buyer's mortgage application
Follow up on collection of earnest money
Coordinate all inspections of your property - physical, radon, termite, well, septic
Follow up and help resolve all home inspection issues
Help you prepare for a smooth closing of the transaction, and
Be present at the closing of your property.
